Who uses this site?
Homeowners, landlords and home buyers in Hattiesburg, Petal, West Hattiesburg, Oak Grove, Purvis and the rural parts of Forrest and Lamar counties. Plenty of Pine Belt houses are built off the ground on brick or block piers with a crawl space underneath: Victorian and early 1900s homes in the historic neighborhoods near downtown, mid-century ranches close to the University of Southern Mississippi, and a lot of newer houses in Lamar County subdivisions. If your house has small vents along the foundation or an access door near the ground, it has a crawl space.
Why do Hattiesburg crawl spaces get so damp?
Because south Mississippi is wet from the sky and from the ground. Hattiesburg averages about 64 inches of precipitation a year under the 1991 to 2020 NOAA normals, and its humid subtropical summers bring long stretches of warm, sticky air. In a vented crawl space, that outdoor air drifts in through the foundation vents, touches cooler ductwork, pipes and floor framing, and gives up its moisture as condensation. The U.S. Department of Energy's Building America research points out that in humid climates outdoor air is often wetter than crawl space air, so the vents that were supposed to dry things out can do the opposite.
The city also grew up where the Leaf and Bouie rivers meet, and low parts of town sit near those river bottoms and the creeks that feed them. Lots that hold water after a heavy rain keep the soil under the house wet, and that soil moisture evaporates straight into the crawl space if the ground isn't covered.
What are the warning signs?
- A musty, earthy odor inside, strongest on hot, humid afternoons
- Fiberglass batts sagging or lying on the ground under the house
- Ducts or cold water pipes beaded with water, or dripping in summer
- Puddles, mud or a soggy liner under the house after rain
- Floors that feel spongy, bouncy or sloped, or doors that start to rub
- Plastic ground cover that's torn, bunched up or missing
- Dark staining, growth or soft spots on joists, beams or the subfloor
What kind of work fixes it?
Most jobs in the Hattiesburg area are some mix of these:
- Encapsulation. Sealing the vents and openings, lining the ground and usually the walls and piers, and adding a way to control humidity. How encapsulation works.
- Vapor barrier replacement. Replacing torn or thin plastic on the ground in a crawl space that stays vented. About vapor barriers.
- Moisture control. Dehumidifiers, gutters and grading, and interior drains with a sump where water gets in. Moisture control options.
- Floor support. Extra piers, beams and sistered joists under floors that sag. Sagging floor repair.
- Repairs. Rotted sill plates and subfloor, fallen insulation, and storm or flood damage. Crawl space repair.
Do I need a permit for crawl space work in Hattiesburg?
Inside the city, probably. The City of Hattiesburg's residential services page says a permit is generally required to construct a new residence or to repair or alter an existing one, and that work must be inspected before it's covered. The city lists the 2018 International Residential Code as its building code, and in July 2026 the city council was considering an ordinance to move to the 2024 editions. Petal has its own building department. In unincorporated Lamar County, including West Hattiesburg and Oak Grove, the county says it has no structural building codes outside city limits and doesn't inspect single-family construction, though it does require a flood permit for structures that need utilities. The crawl space company should know which office, if any, covers your address. The Hattiesburg crawl space guide has the details and sources.
Who can do the work?
Mississippi law requires a residential remodeler license from the Mississippi State Board of Contractors when the cost of improvements to an existing home is more than $10,000. A full encapsulation with drainage, or a floor-support job with new beams and piers, can easily pass that figure, so ask for the license number up front and check it with the board. What about the Leaf River?
The Leaf River separates Hattiesburg and Petal, and its 1974 flood set the record of 34.03 feet at the U.S. Geological Survey gauge at Highway 11, according to Forrest County. The USGS has published flood-inundation maps for the stretch through town. If your home is in a low area and the crawl space has taken water, from the river or a summer downpour, soaked insulation and liner need to come out and the framing should dry and be checked before anything gets sealed up. Drainage and encapsulation handle everyday moisture. They don't stop a river.
Buying a house with a crawl space?
Ask your inspector to go under it. Mississippi requires anyone who does home inspections for pay to be licensed through the Mississippi Real Estate Commission, and a typical inspection notes foundation, framing and visible moisture problems. If the report flags wet wood, a missing vapor barrier or sagging joists, a crawl space company can follow up with a closer look and a written proposal you can use in negotiations.
Are you a crawl space company?
No. Hattiesburg Crawl Space Pros is a referral service. We connect you with an independent crawl space company that serves your address, and that company inspects, prices, performs and warranties the work.
